The rate environment, before the headlines
What this means
The 10-year Treasury is a market benchmark that influences the rate environment; it does not directly set mortgage rates.
Official sourceWhat this means
We compare the 10-year yield with both the 2-year and 3-month yields. A negative spread is inverted; one negative spread is labeled partly inverted. Inversion can reflect tight current policy and expectations of lower future rates, but it is not a deterministic recession forecast.
Official sourceWhat this means
APOR is a weekly Regulation Z offer-rate benchmark for low-risk transactions. It supports pricing, HMDA rate-spread, HPML, and fair-lending analysis; it is not an average closed-loan rate or a forecast.
